Compare the right homes

A furnished city-centre apartment and an unfurnished family house can have the same bedroom count but different costs and features. Check floor space, condition, transport links, outdoor space and what is included in the rent.

Read the median carefully

The median is the middle advertised rent when the prices are ordered. With an even number of homes, we average the two middle prices. Displayed rents are rounded to the nearest pound. A single expensive home affects a mean more strongly, but a small sample can still change substantially.

Separate rent from income

A monthly asking rent is not the landlord’s take-home income. Letting fees, repairs, insurance, finance costs, tax and periods without rent can affect the result. Our calculator shows selected service fees; it is not a complete ownership budget.

Renting and letting in Leeds

Compare the particular Leeds neighbourhood and home type. A city-centre flat, a Headingley shared house and a family home around Harehills have different layouts and letting considerations. Shared-house room rents are excluded from our whole-home comparison.

Renting and letting in Manchester

Check the location of the advert before comparing it with another Manchester home. An Ancoats apartment and a Didsbury house can differ in layout, parking and building arrangements. Nearby boroughs such as Salford have their own neighbourhood context.

How much does it cost to rent a home in Leeds or Manchester?

The live tables show median monthly asking rents for available House of Lettings whole-home adverts with Leeds or Manchester in the published address. Prices depend on the property, bedroom count, location, condition and included costs. Browse the individual adverts for the exact rent and details; this sample is not a citywide average.

Does this rental market page update automatically?

What is the difference between asking rent and agreed rent?

Asking rent is the price advertised for a home. Agreed rent is the amount recorded in an agreed tenancy. This page uses advertised asking rents only and does not report signed tenancy rents, rental growth, letting speed or tenant demand.

Why are rooms, shared homes and weekly rents excluded?

A room price is not comparable with the rent for a whole home. Weekly adverts also use a different time basis. To keep this comparison consistent, the sample includes only available whole homes with a positive monthly asking rent. Other property types can still be found in the main property search.

Can I use the median to set my property’s rent?

Use it as a starting point for comparing advertised homes of a similar size. A small or changing sample can move the median even when individual asking rents have not changed. A property-specific rental valuation considers the address, layout, condition and comparable homes before an asking rent is discussed.
