01 / Before giving notice

Understand your existing agreement.

Check the notice period, termination fees, ongoing commission and how the outgoing agent releases records and keys. A new service agreement does not cancel your existing obligations.

02 / Agree the handover

Name who does what, and when.

Confirm the new package, any negotiated property-specific fees, approval limits for repairs and the intended start date. Clarify who collects rent, deals with arrears and handles repairs during the transition.

Keep the tenant informed of the confirmed contact and payment arrangements. Avoid changing payment instructions until the handover details have been agreed and verified.

Questions about switching

Can I change agent while the property is occupied?

Often yes, subject to your agency contract and an agreed handover. Review the tenancy and management records before setting a date.

Do I need to replace the tenant’s agreement?

A management change alone does not normally require a new tenancy. Check the tenancy documents and any notifications needed for the particular circumstances.

How long will it take?

The notice period, access to documents and outgoing agent’s cooperation affect the timing. Our team can discuss a plan after reviewing your current arrangements.
