Check the inventory room by room
Compare the report with what is actually present. Record missing items, marks, stains, broken fittings and the condition of walls, floors and appliances. Take dated photographs or a short video. Send corrections to the agent in writing within the agreed check-in window and keep proof that they were received.
Record utilities and important equipment
Photograph gas, electricity and water meter readings, including the meter serial number where visible. Locate the stopcock, consumer unit, heating controls and smoke or carbon monoxide alarms. Test alarms and report faults immediately. Ask for appliance manuals and the emergency repair contact.
Set up accounts and practical details
Tell utility suppliers your start readings and register for council tax if you are responsible. Arrange broadband and contents insurance if needed. Check keys, fobs, parking permits, bin collection and building access instructions.
Keep the tenancy file together
Store the agreement, inventory, deposit certificate, EPC, safety information, receipts and correspondence in one place. At move-out you can compare the same evidence with the checkout report rather than relying on memory.
