How to complete landlord safety checks

This is a calendar and evidence guide for required safety checks. Identify the right professional, record the result, act on defects and track the next due date. General repair requests are covered by the maintenance guide.

Schedule gas safety work

Use a Gas Safe registered engineer for supplied gas appliances and flues. Arrange the check every year and give the tenant a copy of the record before they move in or within 28 days of a later check. Keep evidence of servicing and repairs.

Inspect the electrical installation

Use a properly qualified person to inspect and test the fixed electrical installation at least every five years, or sooner if the report requires it. Give the report to the tenant and complete remedial work within the stated period.

Fit and test alarms

Provide smoke alarms and carbon monoxide alarms where the current rules require them. Test alarms on the first day of a tenancy and repair or replace a reported faulty alarm. HMOs and converted buildings can require additional fire precautions.

Review the whole property for hazards

Check stairs, windows, heating, damp, ventilation, hot surfaces, security and outside areas. Record what was inspected and what action was taken. Serious hazards can lead to council enforcement, so do not wait for the next certificate renewal to repair them.
