Decide what you need help with

Check how the agent protects you

Ask for evidence of client money protection and membership of an approved redress scheme. Confirm where rent and deposits are held, who can authorise repairs and how complaints are handled. A professional agent should answer these questions directly.

Compare the full price

Look beyond the monthly percentage. Ask about setup charges, renewal or change fees, inspection costs, maintenance mark-ups, court attendance and charges when the tenancy ends. A written example based on your expected rent makes packages easier to compare.

Test the communication before you appoint

Notice how quickly the agent replies and whether the answer is useful. Ask who your contact will be, what happens outside office hours and how often you receive statements or inspection reports. The early experience often shows how the ongoing relationship will feel.
